Purchase Procedure

Buying a property is straight forward and the most usual type of title deed one receives on purchasing is a freehold deed which can be passed on to one’s children or other family.

The process generally takes 3 to 4 months once an offer is accepted.  On making a successful offer the buyer pays the vendor a 10% deposit of the total property price.  An application is then made to the military to approve the sale.  The military check that the property is not in a politically sensitive area (e.g. overlooking an army camp) and that the buyer has no criminal record in their home country.  The approval process is a formality that must be undertaken and generally takes about three months.  Once military approval is received the buyer than arranges to pay the remaining 90% and the title deed is transferred to their name.

Although there are no structural surveyors in Turkey we can arrange an architectural survey of a property you are interested in – this costs £100 and highlights the strengths and weaknesses of the potential purchase.   As part of our services we carry out the buyer’s conveyancing searches and draw up a legally binding contact between vendor and buyer and oversee all paper work throughout.  Once the property is in your name we continue to help clients for around another 18 months as they settle into the routine of owning or living in a property abroad.  We are available 6 days a week all year and you can phone us on Sundays when the office is closed.

In addition to the property price there are the following additional costs:

  • Approx £950 for military approval process
  • 3% estate agency fee (of the property price)
  • Purchase tax on the declared price of the property.
